Our process is meticulously designed to minimize waste and maximize the reuse and recycling of materials.

The Benefit of sustainable demolition

Deconstruction with Vema offers unparalleled benefits by maximizing material recovery and significantly reducing waste. Our process conserves valuable resources and lowers your project’s environmental impact, promoting sustainability. Enjoy cost savings through the resale of salvaged materials and potential tax incentives. Our methods create more jobs, supporting local economies and fostering community growth.

Benefit

Our Core Values

This process assists us in aligning our company's Sustainability core values with a new Triple bottom line:

Recover

Material is inventoried and collected to be donated on behalf of the owner to Habitat for Humanity. This step includes the recovery of appliances, windows, floors, cabinets, furniture, and sanitary and bathroom fixtures all avoiding the landfill.

1

Remove

The asbestos in the home is then removed offsite while maintaining the quality of dimensional lumber and floors.

2

Repurpose

The Drywall, metal, asphalt shingles, exterior siding, and all remaining material are recycled by our team - including the proper recycling of asphalt shingles to NorthStar Recycling Delta- keeping them out of the landfill - this cannot be done when an excavator is crunching the roof with wood and shingles mixed in.

3

Relocate

Once the framing is left, we start our "Rapid Deconstruction" which is the cutting of the home into large panels and using a flat deck truck with a knuckle-boom crane to lift all walls and floors onto the deck and remove offsite to our "Processing Site" located at the Enterprise Habitat for Humanity location. At this location, the panels are separated into dimensional lumber and shiplap. The material is De-Nailed and donated on behalf of the owner to Habitat for Humanity to sell.

4

Reprocess

The remaining concrete slab is then removed offsite and dropped off at Lock-Block where they sustainably turn it into more than a thousand products.

5

Reutilize

Finally, the excavation of the soil occurs.

6

Responsibility

to our community, ecosystem and planet

7

Resilience

enhancing the resiliency of communities and cities in the face of increasing uncertainty and risk

8

Regeneration

By urban mining material out of residential, commercial and multi-unit housing we are creating manufacturing, construction trade, and industry jobs.

9

Restoring

Balance by creating more jobs in the circular economy from material that would end up in landfills.

Benefit

Tax Credit and Deductible

Deconstruction offers several financial benefits, particularly through tax credits and deductions, which can make it an attractive alternative to traditional demolition.

Tax Deductions for Donated Materials

When a property is deconstructed, reusable building materials like lumber, fixtures, doors, and appliances can be salvaged and donated to nonprofit organizations, such as Habitat for Humanity. In the U.S., donations to qualified nonprofits can be tax-deductible. The value of the donated materials is assessed by a certified appraiser, allowing property owners to claim a charitable deduction that can be significant, depending on the quality and quantity of materials salvaged.

1

Historic Preservation Tax Credits

If a building qualifies as historic or is located in a historic district, owners may be eligible for state or federal historic preservation tax credits. By carefully deconstructing and salvaging historic materials or elements, property owners can align with guidelines necessary to obtain these credits, potentially offsetting the cost of preservation-focused projects.

2

Depreciation and Capital Gains Benefits

For commercial properties, tax deductions associated with deconstruction can lead to a reduction in the property's adjusted cost basis, potentially lowering capital gains taxes when the property is sold. Additionally, materials donated for reuse can offset tax liabilities by enhancing a property owner’s ability to claim a deduction against their annual income.

3

Choosing deconstruction over demolition can provide substantial financial incentives, including valuable tax credits and deductions, reducing environmental impact while offering an economic return on what might otherwise be wasted.
